Most jobs need more than one trade. Holding them inside one company is what keeps a programme to its dates, and it is why a bathroom or a full refurbishment can be quoted as one price rather than four.

Where a job needs a specialism we do not hold in-house — scaffolding, groundworks, gas — we bring in firms we use repeatedly and hold competence and insurance records for. They work under our programme, and we remain the contracting party.

Strip-out, first fix, tiling, units and sanitaryware, lighting and second fix, then decoration and snagging. The same company does all of it, so the dates hold and there is one person to speak to when you want to change something halfway through.

Maintenance for let property

Self-catering and rental property loses money on empty nights, not on repair bills. Maintenance work is arranged around that.

How a job runs

The same four stages whether it is a leaking gutter or a full refurbishment. Only the paperwork scales.

  1. Site visit

    We look at the job in person before quoting anything beyond a straightforward repair. Guessing from photographs is how programmes slip.

  2. Written quotation

    A priced scope setting out what is included, what is excluded, and what would trigger a variation. Fixed price where the scope allows it, day rate where it does not.

  3. Programme & RAMS

    Start date, trade sequence and expected duration confirmed in writing, with risk assessments and method statements issued before anyone is on site.

  4. Completion & handover

    Snagging walked with you, certificates and guarantees issued, and the invoice matched to the quotation rather than to the hours.
